We inspect all size apartments (including duplexes and penthouses), semi and detached houses (including townhouses), student accommodation and bungalows. We carry out inspections for new homeowners, estate agents, developers, property investment companies and landlords to help raise the quality of finish in all new build properties and refurbishments.

We find the snags before they can potentially become an issue which if out of warranty could end up costing you thousands of pounds to put right. Our detailed independent reports are taken much more seriously by builders than those provided by the new homeowner saving you in turn the stress and the worry.

Experience is a pre-requisite of any good snagging inspector which all of our inspectors have in abundance. We have come to know the the many short cuts that developers will sometimes deploy to try and and save yet more money on the cost of constructing your new home. 

Developers are obligated to rectify all defects under the terms of your warranty and the most commonly widespread in the UK is that provided by the NHBC which gives the new homeowner from the date of completion 2 years of cover on all snags and a 10 year structural warranty.

Whether you have recently bought a new family home, are a first time buyer or buy to let investor then it is essential that your new property is inspected by a professional snagging company. All new homes have many defects! An inspection of a 2 bed apartment runs to an absolute minimum of 12-13 pages of snags which takes us on average 3 to 4 hours to inspect and roughly 8 hours for a 4 bed house. No other snagging company in the UK comes close to this level of detail.

When is the best time to conduct a snagging inspection?

Ideally the best time to arrange the snagging inspection is between contract exchange and pre-completion. However over the past few years most UK developers including Persimmon, Bellway, Taylor Wimpey and Bovis have refused us access citing “company policy” but the essential reason is that they do not wish to jeopardise the sale since in the past we advised clients (whose properties were in a particularly shocking state) not to complete until all snags had been sorted and which gave the client considerable leverage.


Not allowing the inspection pre-completion is wholly unacceptable since clients then have to put up with the wet paint, dust and sheer inconvenience of trades trampling through their new home. We have found that rectifying all snags takes on average 2 to 3 weeks on a 4 bed house.


Independent snagging inspections can of course still be carried out post-completion providing the necessary builder’s warranty is in place.
