Patchy turf and uneven ground

A frequent disappointment that we encounter during a snagging survey are the recently laid lawns. We are not gardeners but we know enough to know that unless the turf is watered regularly (and we mean everyday) especially in summer then the turf will dry out and will suffer from die-back and the turf becomes patchy and frankly a real eyesore. On top of that turf should be laid on good quality top soil to allow it to knit with the soil and all large stones and pebbles should be removed. Failure to do so results in an uneven ground and at times difficult to walk on. No wonder sometimes we have almost twisted our ankles! The image below is from a developement recently inspected in London and cost of apartment was over £3 million ! An attempt was made to repair it but we argued for the total replacement.
